Okay…here’s the important stuff regarding our rental properties. Below you’ll find a complete layout of our guest policies and procedures. If you have any questions about any of our policies, please be sure to call or email us BEFORE booking your property.

During the PRIME season, rental weeks begin either Friday, Saturday or Sunday and end the following Friday, Saturday or Sunday. See specific details on each property page. Stays of less that 1 week are generally taken for MID, FALL, and VALUE seasons when in most homes, a three (3) night minimum is required.
HOLIDAY stays for Thanksgiving and Christmas typically require a one week stay. Some properties may allow a minimum of 4 nights.
Other holidays unless otherwise posted, require at least a three night stay. Detailed information on each home, our area and activities is on the website at www.pinnacleSIR.com Please carefully review all descriptions before making a reservation. Reservations may be made by calling a reservation specialist on our toll-free number at 1-800-742-9556 (during normal business hours). Our local number is 828.625.9119 or you may book online. An online hold may be placed on any rental home, without payment for no more than 48 hours. To confirm, you must speak with a reservation specialist
Office Hours & Location
Pinnacle Sotheby’s International Realty Vacation Rental’s main office is located at 2992 Memorial Highway in downtown Lake Lure in the PINNACLE SOTHEBY’S CENTER, (slightly west of the Town Center and Public Beach, and adjacent to the Flowering Bridge.) Enter to the left of the Sotheby’s front door.
Our check-in desk is open Monday-Thursday from 9a-5p and on Friday and Saturday until 6pm during the PRIME season.
After New Year’s our reservation office is closed until mid April, except for check-in’s. Our phones and email, however, are answered year round.
Our main office is in the same suite as Carolina Moon Coffee Café. Overflow parking is behind the building. The vacation desk is CLOSED on Sunday, but check in is provided at our satellite resort location on Sunday). This location provides “pick-up boxes” for check-in/check-out of homes located at Rumbling Bald Resort, at 1334 Buffalo Creek Road, Lake Lure, NC (just outside the main security gate. A green building). Check with your reservation specialist to see which location you will be directed to for check-in.
Rates are subject to change without notice until a guest rental agreement is fully executed and confirmed.
An advance rental payment of one-half (50%) of the rent, along with the signed rental agreement is required within three (3) days of making a reservation with the balance due 60 days prior to arrival. If your arrival date is more than six (6) months out, then you may use our 3 payment schedule; 35% at booking, 35% due 120 days out, and 30% due 60 days out. For reservations with an arrival less than 60 days out, then entire amount is due. If a signed agreement and deposit (Guest Rental Agreement and addendums) are not received within three days, the reservation will be cancelled. We accept agreements by fax, email, or snail mail.
We prefer payment by check or money order but we also accept Master Card, Visa or Discover. We do not accept American Express. Payment by personal or business check must be received 30 days prior to arrival.
Please note that a $35.00 service charge on all returned checks.
ALL RESERVATIONS require a credit card be kept on file in the event there are damages (see Security, Cleaning, and Pet Deposit addendum).
Final payments are required 60 days prior to your scheduled arrival date. An email reminder will be sent if we have not received payment by the due date.
When final payment is posted, a confirmation package that will include directions to check-in office, and other important information will be e-mailed to you. Please make sure we have a valid email address on file. Please note that in order to respect the privacy of in-house guests and allow our housekeeping, maintenance, grounds and hot tub vendors to complete their work on check in day, the physical address of the property cannot be obtained until 2 days prior to your check-in day. Please note that you must first check-in with us before going to the rental property.
All advance rent amounts and deposits will be deposited in a non- interest-bearing Trust Account at TD Bank, Tryon, North Carolina.
Check-in is during normal business hours except for PRIME SEASON. PRIME SEASON is just after Memorial Week through Labor Day. (See 2019 Season Schedule). The check in desk is open from 4pm to 6pm during PRIME SEASON. If arriving after 6pm, your package will be available for pick-up in our pick up box just outside of the office.
We are unable to accommodate check-in arrivals on Thanksgiving Day, Christmas Eve, and Christmas Day. You must plan to arrive the day before or after.
Pinnacle Sotheby’s International Realty & Vacation Rentals offers two check-in locations for your convenience. Once your reservation is confirmed, you will be directed to the location in which your check-in package will be located. Please make sure you note the correct location. Typically, if your rental home is located within Rumbling Bald Resort, you will check in at our satellite location. All other renal homes are checked in at our main office. To avoid delays in cleaning and inspection of your rental home, it is that you come to the check-in location and check in before going to the rental home. Arriving at the rental property before 4pm or before the property is released for check-in, will result in delays and could result in additional charges. We suggest that you not get groceries until after you have checked in at 4 pm. If you arrive prior to check in at 4 pm with a car full of groceries, chances are that you won’t be able to keep everything cold while waiting for your home to be released. Also, in rare instances where the previous guests have not left the home in good condition, it could take our housekeepers and maintenance longer to get ready. Please review the FAQ’s on our website at www.pinnaclesir.com for additional information and what to bring.
Pinnacle Sotheby’s International Realty & Vacation Rentals makes every effort to prepare all homes for occupancy by 4:00pm; however, in some instances it may be necessary to delay occupancy until the home has been properly cleaned and inspected, or until necessary emergency maintenance is completed. No adjustment in rate will be given for check-ins that are delayed until 7pm and beyond our control. If your home is not ready by 7pm, then a pro-ration of the first nights rent will be refunded to you.
Early Check-In during PRIME season is not available.

If you are unable to arrive during normal check-in hours as stated above, we will place your check-in package (directions and keys), in one of our two “pick-up-box” locations. Follow the directions emailed to you in your confirmation to the correct pick-up location. Please plan to arrive during daylight hours. Outside and street lighting is limited and locating your home after dark can be difficult.
Check-out time is 10:00 am. You must be completely checked out of the rental property, and have all keys returned to the rental office no later than 10:00 am. You may be charged one (1) additional day rental if property is occupied after 10:00 am. Prior to check-out and to avoid any changes to your cleaning or security deposit please make sure the following is completed. Properly bag and empty trash to outside containers, empty and clean out refrigerator, make sure dishes, pots, pans and all cutlery have been cleaned and properly stored in its original station, remove all sheets and pillowcases only from bed and place in bathroom. Pillows, mattress pads, shams and coverlets should be left neatly folded on the bed, unless they have been soiled, then place in a separate stack in floor of bathroom. Make sure all kitchen towels and beach towels have been laundered and returned to their original location.
Administrative Registration Fee
A fee of $35.00 (plus 11.75% NC Tax and Rutherford County Tax) is charged to each reservation and is non-refundable if reservation is cancelled or transferred.

Rental homes are made available to families and mature persons over the age of 25. We do not rent to fraternities, sororities, school, civic or other non-family groups. In the event that we determine at check-in or thereafter that occupancy is other than a family group or do not meet the specified age requirements, or exceed the number of occupants (maximum persons allowed), then you will be subject to immediate eviction with no refund of rent.
Due to our mountainous region, parking is limited and only the number of cars designated on the guest rental agreement and found at www.pinnaclesir.com is allowed. Vehicles must be parked only in designated areas on the vacation rental property. Parking in the roadway, on the side of the road, or blocking the flow of traffic, or parking on neighbor’s property is strictly prohibited.
Overflow parking is available on a limited basis in the lower parking lot of Pinnacle Sotheby’s International Realty & Vacation Rentals main office. A parking permit issued by PSIR, with accompanying permit fee of $5.00 per vehicle is required for overflow parking and must be arranged in advance. If you are bringing a boat, paid parking is available for your boat trailer in our overflow area. Speak with your reservationist for details.
All rental homes require a security deposit and a non-refundable $45.00 damage waiver fee is required. The damage waiver fee will cover any reported, accidental loss or damage to the rental property. This charge will be included in your total rent, plus tax and is non-refundable. In addition, a verified valid credit card (Master Card or Visa) is required to be kept on file for the duration of your visit to cover any un-reported accidental or non-accidental loss or damage to the rental home. You will be notified within 45 days of departure if any damages or losses were observed as a result of your stay. Reported, accidental loss or damage is covered for up to $1500.00 by the damage waiver fee. All un-reported accidental loss or damage, upon notification to you, will be billed to the credit card on file unless other payment is received.
Charging long distance calls or movies to the owner is strictly prohibited.
Our private rental homes are for family vacationing. We do not accommodate weddings, receptions, or any type of event that exceeds the maximum occupancy of the home at any time during your stay.
Please note that immediate eviction will occur if this policy is violated.
Trip Cancellation Insurance charges are automatically added to your first rental payment.
If you do not wish to purchase this coverage, you may decline the charge by initialing where indicated on your lease.
Please be aware that if you cancel your reservation, certain restrictions may apply. You must confirm your cancellation request in writing to be eligible to have your week re-rented. If we are successful in re-renting the home, we will return your payment less a cancellation fee of $125.00, and any travel insurance premiums you may have paid.

Cancellations / Transfers
Cancellations or transfers (including date changes or switching of homes) must be made in writing. For cancellations or transfers within 60 days of arrival, we can not refund any monies unless the original home is re-rented for the entire rental period and prepayment has cleared. We will return payment (less travel insurance and a cancellation fee of $135.00) only if the home can be re-booked. We will make every effort to re-book however if the home does not rebook, all monies received will be forfeited.
For cancellations or transfers 60 days or more prior to arrival, all monies will be returned with the exception of the administrative reservation fee of $25.00 and cancellation fee of $100.00.
For cancellations of a reservation of two weeks or more, or for any holiday booking, we must receive your cancellation notice at least 90 days prior to arrival. For any cancellations less than 90 days of arrival, we cannot refund any monies unless the original home is re-rented for the entire rental period and prepayment has cleared. We will return payment (less travel insurance, and a cancellation fee of $135.00) only if the home can be re-booked. We will make every effort to re-book, however if the home does not re-book, all monies received will be forfeited.
Some homes are pet-friendly and are so noted on our website at www.pinnaclesir.com. Certified service animals are allowed in all homes but notice of service must be stated before the reservation is made. Most pet friendly homes only allow one, house-trained dog. Cats and other animals are not permitted. For rental homes that allow pets, pets must first be registered (name, breed and approximate weight) with rental Agent. Upon approval of pet, a $100.00 non-refundable pet fee, per pet, plus tax is added to the rental. In addition, a verified valid credit card authorization for $350.00 as Pet Security and Cleaning Deposit will be kept on file for the duration of your stay .
Non-registered Pets or Pets in non-pet homes will result in a $500.00 unauthorized pet fee, immediate eviction and loss of rent.
Please note that the tenant is responsible to clean up after pet including surrounding property. A leash law is in effect within the town limits of Lake Lure which includes Rumbling Bald Resort. Please note that pets are not allowed on beds, or other furniture, pets may not be left unattended for more than 4 hours without being crated. Tenant is required to vacuum all hair from floor, rugs, etc. prior to check-out.

Lost & Found
Pinnacle Sotheby’s International Realty & Vacation Rentals can not be responsible for any items that you leave in your rental home. If we find items left behind, we will hold them for two weeks. After that time, all unclaimed items will be donated to a local charity. If requested, left behind items will be returned via US Mail. A minimum $10.00 handling fee plus postal charges will apply to all returned items.
Many of our homeowners maintain a locked closet and/or utility room in their home and/or boathouse or on the grounds for storage of personal items. Please respect these locked closets and storage rooms and do not attempt to open them. Any damage to this area of the rental property will be billed directly to the guest, since this type of damage is willful and not covered under the security deposit waiver fee.
To make certain that all homes are well maintained, cleaned and cared for, a cleaning and inspection will occur after each departure. You are reminded to adhere to the guidelines and requirements as outlined in the 2019 Security, Cleaning and Pet Deposit Addendum. If you find any problems with the cleanliness of your home, please report to Pinnacle Sotheby’s International Realty & Vacation Rentals within 2 hours of check-in. We leave a good supply of clean rags and cleaning agents inside the home for your use while you are in the home.
For your convenience, linens are supplied in all rental homes. You will be required to remove all sheets and pillowcase and place in the floor of a bathroom, along with all bath towels and wash cloths. Bed coverlets, bedspreads, shams and mattress covers should remain on the bed unless soiled. If any of these are soiled, please make sure they are properly laundered before you leave, or place in a separate stack in the floor of the bathroom. A minimum amount of kitchen towels are provided and should be cleaned and placed back in linen drawer prior to departure. If beach towels have been provided, then those also need to be laundered prior to your departure and placed in their original location.
If you wish to provide your own linens, (sheets and towels), you may do so by notifying us 30 days prior to your arrival. A per bed fee of $15.00 will be credited to your rental balance. Wash cloths and towels are not to be used for removing heavy make-up, washing cars or pets, or any other clean-up project. A good supply of cleaning rags and cleaning supplies, along with make-up remover cloths are left in each home to help you keep the home clean, or for the above clean up tasks while you are in residence. Please notify the office if your supplies need to be replenished.
Ingles Grocery has a full grocery with deli and bakery, wine and beer center and pharmacy located in Lake Lure. A Dollar General Store is located about 2 miles from Ingles Grocery. Wal-Mart can be found in two locations near Lake Lure; one in Forest City and the other in Hendersonville, each about a 30-40 minute drive, depending upon which side of the lake your rental home is located. An ABC (Liquor) store is located near the beach in Lake Lure. Additional vacation supplies, linens and equipment can also be rented at reasonable rates. See Available Extras
Due to our mountainous and lake region, we do not issue refunds for unwanted pests on the premises (bugs, mice, snakes, geckos, raccoons, bears, bats, etc.), or mildew that may be present on the premises due to being located on the lake or in a heavily wooded area. Notify Pinnacle Sotheby’s International Realty & Vacation Rentals of any unusual problems as soon as they are noted.
Please allow 24 hours for the cooling of refrigerators and air conditioners. During the summer months, the refrigerator has been open for lengthy periods for removing food and cleaning. Do not overload the refrigerator upon arrival. Please be patient and open the door as infrequently as possible. Please allow adequate time for your house to cool and make sure the thermostat is only moved one degree and then wait for the room to catch up before lowering another degree in order to avoid freezing of the coils. Unwarranted service calls will be the responsibility of the tenant.
Should your rental home sustain a failure of a system or amenity including but not limited to a boat, water, septic, heat pump, electrical, mechanical, hot tub, whirlpool tub, or any electronics, you must notify us immediately.
DO NOT WAIT UNTIL YOU HAVE CHECKED OUT.
We will make every effort to secure timely repairs within 36 hours or move you to another home if possible, as soon as we are notified, however we must be notified. If we are unable to make repairs within 36 hours or we are unable to move you to another home, then at the sole discretion of the manager, a rebate may be offered.
Property Equipment & Furnishings
Each rental home is privately owned. Although each meets our basic inventory requirements, each is furnished and decorated according to the Owner’s individual taste. Neither Pinnacle Sotheby’s International Realty & Vacation Rentals nor the Owner of the rental home is responsible for providing any additional furnishings or equipment not available presently in the rental property. Please refer to www.pinnaclesir.com to see specifics on each rental home.
Please note specifics for the following:
Fireplaces: Interior fireplaces are only allowed to be used October through March. Under no circumstances are fireplaces to be used while the air-conditioning is running. Never burn paper or other trash in an interior fireplace, especially if it is gas. Dampers must be open while wood-burning fireplace is used. Gas logs may not require opening of damper. Check the specifics for your rental home. Failure to adhere to this policy will result in charges to the security and/or cleaning deposit.
Fire pits: Some rental homes offer an outdoor fire pit. Please make sure that only wood is burned and the fire is contained to the pit. You will be expected to clean your debris and trash from in and around the outdoor fire pit, prior to your departure. NEVER leave fire unattended and do not over-build to cause flames or smoke to intrude on neighboring property. Outdoor fires are not permitted during “burning bans” as per local fire authorities. If your home has a gas outdoor fire pit, make sure it is turned OFF when not in use.
Hot-Tubs: Hot Tubs are cleaned and serviced prior to your arrival. Use of hot tubs are strongly discouraged during hot temperatures that can occur in summer. Children under the age of 12 are NOT PERMITTED in a hot tub and oils or other substances should never be admitted to the water. Covers must be on the hot tub when not in use and under no circumstance should you sit or stand on the hot tub cover. Please note that over-use or abuse of a hot tub may require additional cleaning. If Hot Tub Service is required after we have cleaned it prior to your arrival at any time during your stay, a$75.00 cleaning fee will be charged to you. Any damages and or extra cleaning beyond normal occurring as a result of your occupancy will be charged to your cleaning and/or security deposit.
Gas and Charcoal Grills: Gas and charcoal grills have been increasingly difficult to maintain due to abuse and failure to clean by previous tenants. As such, a $50.00 fee is now imposed on any tenant who does not properly clean a grill prior to departure. If you run out of bottled gas for your grill, please notify the office immediately and a replacement tank will be delivered at no charge to you, within 24 hours of notification.
Electronics and Phones: Although every effort will be made to ensure all electronics are working properly, Pinnacle Sotheby’s International Realty & Vacation Rentals will not be responsible for any equipment malfunction during your stay. Thunderstorms are common during the summer months which can cause satellite, cable and phone disruption. Please unplug television sets during an electrical storm. Many of our homeowners provide telephones for your convenience . Most are equipped with blocks to prevent long distance calls without the use of a calling card. In no event should tenant or guests charge or accept a long distance call on the rental home telephone. A $20 collection fee will be added to any toll call that appears on the owner’s bill for the dates of occupancy and will be deducted from your security deposit, or charged to the credit card on file. Do not move stereo, television, DVR or DVD or other equipment from room to room and do not attempt to make any repairs. Report malfunction immediately to the Pinnacle Sotheby’s International Realty & main office.
Furnishings: Re-arranging of any furnishings is not allowed. see additional information in 2019 Security, Cleaning and Pet Deposit Information.
Game Tables: Some rental homes offer the use of one or multiple game tables such as billiards, table tennis, air hockey, Foosball, etc. You will be responsible for the care of these during your stay. Do not misuse, stand, or sit on any game table. Use only as intended. Damage occurring as a result of your occupancy, will result in charges to your security deposit. Report any broken, damaged or missing items immediately to Pinnacle Sotheby’s International Realty & Vacation Rentals.
Boats: Motorized and/or non-motorized boats may be included in your rental home. Check your home specifics before making a reservation. You must read and agree to the following terms and conditions outlined in 2019Boat Policies for Vacation Rental Homes.If you plan to bring a boat, please refer to www.TownofLakeLure.com for specific instructions and requirements. Size and type restrictions, as well as permit fees are defined. Please also note that per NC Wildlife: Anyone between the ages of 21-26 may not operate any motorized watercraft of more than 10 HP unless they have completed the North Carolina Boater Safety course and have proof thereof. This safety course may be completed online at www.boat-ed.com. Choose North Carolina as the state and proceed. (see also Boat Rentals)
Senior, (65 and older), and Military discounts (10%) are offered on all rental homes during MID and VALUE & FALL seasons. Discounts do not apply for PRIME or HOLIDAY season. For more information, visit www.pinnaclesir.com
Messages / Mail
You may arrange for mail or package delivery directly to the offices of Pinnacle Sotheby’s International Realty & Vacation Rentals as long as we are properly notified in advance. Do not schedule delivery earlier than 3 days prior to your arrival and no later than the day of your departure. Packages and mail must be picked up at our office. We do not deliver packages or mail.
