We have been offering excellent property management services since 1991 though Lake Country Vacation Rentals. In 2017-2018, we combined our Rental Services under our Pinnacle Sotheby’s Franchise to provide additional marketing opportunities to our clients.

Staying Ahead of the Competition
At Pinnacle Sotheby’s, we understand that to keep our homes occupied in the current economy and ever increasing competition we must distinguish our homes with the amenities that they provide as well as presenting them in excellent condition. Prospective guests have a wide variety of rental homes from which to choose and we are dedicated to making your home stand out amongst the competition.
We will monitor how each home is performing weekly with the use of feedback from guest surveys, so that we can make timely recommendations for peak performance. Although our business has flourished we will not rest on the past, but we will continue to make improvements in the services we offer for the future.
Exceptional Occupancy Rates
On-going leadership in keeping our homes occupied particularly in the key seasonal periods. For the 2019 and 2020 seasons, we are establishing partnerships with venues in the surrounding areas to increase occupancy and extend your rental season.
Discriminating Home Selection
We limit and screen homes coming into our program in order to maintain the best home selection. Pinnacle Sotheby’s International Realty Rental Homes are located in Mill Spring, near the Tryon Equestrian Community, Tryon, Landrum and select homes at Rumbling Bald Resort in Lake Lure
Thoroughly Researched Rate Structures
We perform a comparable market analysis on each home every year to ensure that competitive rates are offered, particularly in volatile markets. Our guests pay for all charges related to the booking of your home including credit card fees, housekeeping, linen service, and guest incidentals such as toilet paper, paper towels, dish and laundry detergent, trash bags, twice per week trash pick-up (Location dependent), and damage waiver fee. Base Rates paid to the Owner, less our agreed upon commission rate are clearly spelled out in our Management agreement. Discounting parameters are also clearly defined.
Expert Reservation Sales Team
Our reservation sales team are experienced, trained and equipped with the latest technology and sales techniques to maintain the highest possible closing ratio for potential guest inquiries. We implement training and standards for employees and consistently receive outstanding customer service reviews from guests and owners.
Maximum Marketing
We utilize cutting edge tools; from high resolution cameras, video equipment, and a 1200 dpi color printer to produce our own in-house catalogues, flyers and brochures at no additional cost to you.
Our Marketing Coordinator monitors and updates our website each week. Most editing of our site can be completed within a matter of seconds without having to wait. We maintain multiple URL’s which we secured to drive internet visitors directly to our website; www.pinnaclesir.com.
Our website is re-designed every few years to offer cutting edge options and enhanced SEO performance. Our site offers multiple search options, beautifully presented homes complete with photographs, video and floor plans. We partner with some of the most recognizable vacation rental websites on the web such as vrbo.com, vacationrentals.com, homeaway.com, forgetaway.com, and resortsandlodges.com.
We utilize e-mail marketing to notify past guests and prospective guest of upcoming events and special promotions
We have Strictly Enforced Policies
To protect our homeowners, we maintain the strictest family oriented guest policies and regulations. Our policies for security, cleaning, pet, smoking, noise, boat usage and home care is clearly posted on our website and mailed with each rental agreement, then confirmed.
Home Reviews
We are one of the few vacation rental companies in our area that publishes guest reviews. This allows consumers to know that their vacation rental experience will meet their expectations. Owners can view guest comments on our website. In addition to guest reviews, we also provide professional standards reviews to include amenities, decor, and insights to keep your home competitive in the rental marketplace.
Accurate and Timely Reporting of Funds Disbursement
Our accounting department, supervised by our Broker, provides direction and oversight and manages all aspects of our daily accounting functions. Our accounting procedures comply with the North Carolina Real Estate Commission and are set up to protect your funds. Payment of all taxes and fees are disbursed monthly. If you have any questions, our Broker is available Monday-Saturday to address any questions or needs.
Concise Rental Income Statements
Rental statements and income checks are mailed every month in a timely manner as agreed upon in the management contract. The reservation number and date of occupancy, and the rental base rate paid to the owner, less the management commission and any maintenance expenses are clearly outlined. A 30-day window of upcoming bookings is also provided.
Convenient Check-In Offices
Our Lake Lure and Rumbling Bald Resort offices have been designed and centrally located to provide good visibility with easy access. In 2017-2018, we are adding additional check-in services to include electronic check in the Mill Spring/Tryon area. Each office maintains information on area activities and attractions, and provide a guest area for internet connectivity.
Property Care
Our Property Care Team is comprised of housekeepers, general maintenance personnel and a grounds crew. In addition, we maintain excellent relations with professional service vendors such as appliance repair, HVAC, Plumbers, and Electricians. All aspects of property care can be provided so that our owners need not worry about the maintenance of their home. We maintain our own laundry facility with an inventory of premium bed and bath linens, eliminating the need for owners to provide their own. Kitchen cloths and towels are also provided as is all paper and soap products. Trash pick- up is also provided by our grounds crew mid-week and at departure.
Building and Grounds Maintenance should be contracted through a vendor of your choosing. The interior and exterior of building and grounds should be readied prior to every arrival. A list of preferred vendors will be provided.
